16 City of Sunny Isles Beach New Facility Qualifications for Architectural Design Services <br />2.PHASE 2: SCHEMATIC DESIGN <br />Translating Ideas into Design Concepts <br />Upon confirmation of the program we proceed with the Schematic Design phase, developing a series of alterna- <br />tive design concepts. Using a vast array of visual communication methods, our architects enable the school <br />stakeholders to achieve an understanding of how their ideas and requirements can be translated into a physical <br />structure. <br />Step 1—Information Collection <br />We meet with all agencies having jurisdiction over the project and all local utilities companies to ensure coordi- <br />nation and compliance with all requirements. <br />Step 2—Design Kick-off <br />A workshop is held with all current planning groups and consultants to kick-off the schematic design process. <br />This workshop is a brainstorming session intended to develop alternative concepts addressing the spatial, func- <br />tional, and operational requirements of all participants, and to evaluate each option suggested. <br />Step 3—Option Refinement <br />Based on the outcome of the workshop and additional input of the participants, options are refined and cost <br />estimates developed. The options are reevaluated and a preferred option confirmed. <br />Step 4—Schematic Design Documentation <br />Upon confirmation of a preferred option, final documentation is prepared. This documentation is suitable for <br />public meetings, government reviews, and cost estimating. <br />Step 5—Code Review <br />A preliminary building code review is prepared. <br />Step 6—Building Systems <br />In consultation with the owner, we prepare alternative studies for major building systems such as structural <br />frame, exterior envelope, and HVAC distribution. These studies are suitable for obtaining preliminary construc- <br />tion cost pricing, and life cycle and operation costs to determine the appropriate systems for the building. <br />Step 7—Probable Construction Cost <br />We will work with the General Contractor / Cost Estimators as they develop a statement of probable construction <br />cost.
