Request of Residences by Armani/Casa for Property Located at 18975 Collins Avenue <br /> for the Following: (Hearing#PZ2015-06) <br /> Summary: <br /> The Applicant is seeking approval of a site plan application for a 56-story residential <br /> condominium with 308 residential units and 811,560 square feet of floor area ratio("FAR"). <br /> The Applicant is also requesting the approval and assignment of Transfer of Development <br /> Rights(TDRs)in the amount of 187,283 square feet of floor area and 60 dwelling units from <br /> the City and Private Transfer of Development Rights Banks ("TDR Banks"). <br /> Requests: <br /> 1. Pursuant to Section 265-18 of the City of Sunny Isles Beach Land Development <br /> Regulations, the Applicant is requesting a site plan approval for a 56 story residential <br /> condominium with 308 residential units and a total FAR of 811,560 square feet. <br /> 2. Pursuant to Section 265-23 of the City of Sunny Isles Beach Land Development <br /> Regulations, the Applicant is requesting the utilization and assignment of public TDRs in <br /> the amount of 118,589 square feet of floor area and 23 dwelling units. An adjustment to <br /> be made for a decrease of 118,589 square feet of floor area and 56 dwelling units from the <br /> City's TDR Bank. <br /> 3. Pursuant to Section 265-23 of the City of Sunny Isles Beach Land Development <br /> Regulations, the Applicant is requesting the utilization and assignment of private TDRs in <br /> the amount of 68,694 square feet of floor area and 37 dwelling units. An adjustment will <br /> be made to close out the private TDR Bank. <br /> Protests 0 Waivers 0 Ex Parte 0 <br /> Action: Mayor Scholl gave opening remarks on zoning procedures/decorum. City Clerk <br /> Hines read a disclaimer for the Zoning hearing,and administered the oath to witnesses. City <br /> Attorney Ottinot asked if there were any Ex Parte Disclosures and there were none. City <br /> Planner Claudia Hasbun reported the Applicant is requesting approval of a site plan <br /> application for a 56-story residential condominium with 308 residential units and 811,560 <br /> square feet of floor area. The Applicant is also requesting the approval and assignment of <br /> Transfer of Development Rights (TDRs) in the amount of 187,283 square feet of floor area <br /> and 60 dwelling units from the City and Private TDRs Banks. <br /> City Planner Hasbun said the Applicant is also requesting an increase in floor area of 2.1 <br /> from the Bonus System in the amount of 284,998 square feet of TDRs for a participation fee <br /> of$8,076,672 and the Applicant is required to pay 10%of total participation fee within three <br /> (3)days of the site plan if approved, for a total amount of the deposit shall be$807,667. The <br /> Applicant is requesting assignment and utilization of TDRs from the private TDR bank <br /> account in the amount of 68,694 square feet of floor area and 37 dwelling units. Currently <br /> the Private TDRs are held by Gil Dezer, and the Applicant is RDR Seashore as described in <br /> the assignment of Hold Harmless which are part of the TDR Application. The Applicant has <br /> agreed also to create a combined access with the adjacent access Easement off from Ocean <br /> 7 <br />
