55 |BEAarchitects <br />1111 Lincoln Road Mixed-Use ComplexMiami Beach, FL <br />Herzog and de Meuron of Basel, Switzerland, selected BEA to develop the schematic design for a mixed-use retail-residential center on one end of trendy Lincoln Road Mall of Miami Beach. Lincoln Road Mall is a unique urban experience in the United States, one of the few multicultural shopping promenades in the country. Due to the Florida climate, a large number of small scale restaurants and bars serve their customers day and night, year round, under the trees and stars. The nature of Lincoln Road is the source for the architecture of 1111. 1111 is to become the place where people leave their cars to go to the Mall. It is a fully open, 165,000-SF, white concrete structure in the tradition of Tropical Modernism. Zoning restrictions dictate that an explosion in ceiling heights without increasing FAR is the only way to fulfill the site’s promise. The exuberant openness of the structure lends itself to breathtaking views, especially for parties and other social events. Ground floor retail sprouts into six floors of parking crowned with a rooftop garden and a high-end residence, with add-ed retail on a middle floor. Pedestrian circulation in the garage is a panoramic, ceremonial experience, as is moving through the building in a car. The building is pure structure that doubles as a street: it makes parking part of the overall extroverted life of Miami Beach. <br />The garage is an organism made up of a family of concrete slabs, deployed as floor plates, columns and ramps. The location and form of these elements result from a series of forces acting upon each other. What looks arbitrary or like an artistic impulse is, in fact, the complex overlapping of site, program, and building code requirements. While the building is neither aesthetic in its spareness nor draped in ornament (it is all muscle without clothing), it brings intimacy and sensuality to a public space. <br />1111 includes the transformation of the 1970’s massive, closed, eight-story concrete Sun Trust Bank Building into a publicly accessible place. The lowest floorplate of the garage cuts away a large part of its ground floor, creating a fully glazed, high and elegant retail façade. The new structure slips under and opens up the heavy concrete bunker. Additionally, a new entry and a dramatically-lit, open staircase lead to a new rooftop restaurant that offers an exquisite view over SoBe’s Art Deco skyline with the ocean as its backdrop. <br />A sister building will be constructed next to the showcase parking facility on Alton Road. It will house a bank on the ground floor with six apartments above. This two-story structure will be in tune with the Lincoln Road vernacular. 1111 is understood as an exception, justified by its location and its relation to the existing bank building. The new and old together are to become a fresh, modern whole. The transformation of this side of Lincoln Road Mall is overdue.
