58 <br />Hallandale Plaza <br />Located along one of the major arteries of Hallandale Beach, the vacant single story <br />strip center was in a state of disrepair, easily driven by, and was a significant safety and <br />security concern for the City and the adjacent residential areas. <br />The shopping center renovation and addition project consisted of two phases. <br />Phase I entailed renovating the existing single story 13,052 S.F retail building and adding <br />an additional 798 SF to the Southwest corner of the L-shaped structure. Tower elements, <br />colonnades, height variations, architectural details, decorative lighting, awnings, <br />parking improvements, dumpster enclosure, sidewalks, landscape improvements and <br />signage were added to bring the existing structure in alignment with the Master Plan for <br />the Hallandale Beach Boulevard Corridor. <br />Phase II brought two new single story retail buildings with a combined area of 8,648 SF <br />on the vacant site immediately East of the original shopping center. Traffic accessibility <br />to the site was enhanced by a new turn lane as well as an interior exit drive from <br />the site to solve access and exit concerns for visitors, fire trucks, service and delivery <br />vehicular traffic. The Phase II buildings match the architectural style of the renovated <br />Phase I building, thus creating continuity and a pedestrian friendly atmosphere along <br />the streetscape of the heavily traffic urban environment. <br />Client HB730-18 LLC <br />Services Master Planning <br />Architectural Design <br />Permitting <br />Contract Administration <br />Status Completed in 2012 <br />Success Phase 1 included the Renovation of <br />an existing dated Shopping Plaza <br />to accommodate retail space as <br />well as improved parking. <br />Phase 2 expanded the existing <br />plaza to create more retail shops <br />and to allow for easier manuvering <br />to the Streetscape. <br />Shop
