• <br /> APPROACH/METHODOLOGY TAB4 .• : <br /> Cost Control <br /> During the construction phase, we maintain cost control by strict documentation of the project. <br /> These documents include: monthly updated CPM schedules, on-site currentldrawines and specifica- <br /> tions noting any changes from the permitted set of drawings and immediately providing costs for <br /> Owner-requested changes. Our full-time on-site superintendent provides an up to date two-week <br /> look ahead forecasting daily activities in order curtail inactivity on the job(site. Our superintendent <br /> will also verify that all specified products and materials are being used on the project eliminating the <br /> need to correct mistakes due to lack of attention. <br /> Scheduling <br /> The cornerstone to successful integration of in-house tradesmen and local subcontractors work is <br /> scheduling. Effective scheduling can cause a project to running efficiently; rio matter how many sub- <br /> contractors are involved. However, ineffective scheduling can result in work stoppages; poor qual- <br /> ity, confusion, and ultimately, project failure. \Vest Construction, Inc. has altruly top-notch schedul- <br /> ing department within our company and have the ability to successfully coordinate the work of eve- <br /> ' <br /> ryone involved in our projects, no matter how many activities are simultaneously underway. In addi- <br /> tion, our on-site teams are very successful and experienced in coordinating the work of everyone <br /> involved on the project. <br /> We will utilize Primavera planning system software for this contract that automatically links specific <br /> parts, and/or tasks, of the project. The critical deadlines and key dates are initially entered; therefore, <br /> any changes made to the schedule will trigger a "red flag" based on these (deadlines and key dates. <br /> After the initial setup of the project schedule, actual dates are entered as tasks are completed result- <br /> ing in automatic shifting and adjusting of the overall schedule - deadlines are left in place unless <br /> specifically changed. <br /> The scheduling software utilizes a computerized Critical Path Method (CPM) scheduling in Prece- <br /> dence Diagramming Method (PDM) format. This software package allows us the ability to integrate <br /> cost and schedule controls into a single reference. All schedules will be resource-loaded and illus- <br /> trated in a time-scaled bar chart format supported by logical relationship-listing all predecessor and <br /> successor activities. \Ve will develop all required Work Breakdown Structures (ABS) for the com- <br /> plete project, which will be the hierarchical structure of all the tasks required to execute all aspects <br /> and phases of this Project. <br /> Our process begins with creating an Executive Level baseline schedule identifying the overall goals <br /> (milestones) of the project. We will work closely with the CRA contracting representative in devel- <br /> oping the major milestones, phasing requirements and coordination effort's for the master schedule <br /> generation. We will meet with all subcontractors and get their input to breakdown the project into <br /> tasks of the work (\VBS) to determine the planned timing and phasing requirements. We will estab- <br /> lish which tasks need to be completed before others can begin, which tasks can be completed simul- <br /> taneously, and any external constraints that affect when a task can take place. This modeling of re- <br /> lationships between tasks develops a realistic and workable schedule.
