THE WEITZ COMPANY // GOVERNMENT CENTER ANNEX, RFQ NO. 15-08-02 / CITY OF SUNNY ISLES BEACH, FL 52 <br />SECTION K // PROJECT MANAGEMENT SERVICES <br />an environment of zero tolerance for violators of Weitz safety rules. When <br />it comes to financial claims from subcontractors, Weitz maintains very <br />detailed project documentation from day one on every project. This data is <br />stored electronically and easily recalled should it be required. Our contracts <br />are designed to minimize any opportunity for a claim to be generated by a <br />subcontractor. We write detailed scope packages for each subcontractor as <br />part of their contract to ensure they are clearly tied to the correct work. By <br />closely managing the project and maintaining daily logs, as well as deficiency <br />notification, we protect the owner throughout the process. <br />PROJECT CLOSE OUT <br />When each portion of the work is considered substantially complete, we will <br />ask for a final punch-list from the Owner and Architect. This final punch-list <br />should be limited as we will continually provide Quality checks after each <br />installation. We will prepare and distribute this final list of work items to the <br />subcontractors and suppliers for correction. A full time Superintendent will <br />remain on site until the Owner and Architect say the project is complete. <br />When the project is complete, we will assemble all guarantees, warranties, <br />and as-built drawings from the trade contractors. Final turnover will include <br />specific training for your employees in the operation and maintenance of <br />selected building systems. <br />Start Up <br />Under the direction of the Owner’s maintenance personnel, we will <br />coordinate the checkout of utilities, operating equipment, and systems for <br />readiness. We will assist with the initial start-up and testing by the trade <br />contractors. We will develop a program to train the Owner’s maintenance <br />personnel on the operation and maintenance of equipment and systems <br />incorporated on the project. We often video record these training sessions/ <br />walk-thrus for the owner so that they can be reviewed and used to train <br />future personnel. <br />By closely managing the <br />project and maintaining daily <br />logs as well as deficiency <br />notification, we protect <br />the owner throughout the <br />construction process.
