COST CONTROL METHODS <br />At Emerald and FH Paschen our staff is aware of the importance of mantaining the control of the <br />cost in the initial design phase and mantain this control throughout the design and construction <br />phases. Initially, we by developing a budget based on the information available. The accuracy <br />of this initial budget is determined by the amount of information available at an early stage. <br />Once information is obtained, we update the initial budget to proved the most current pricing <br />information. To develop our budgets, we use a number of methods depending on the amount <br />of information and time available. These methods include square foot analysis, quantitative <br />material take-offs. We accommodate for this by providing preliminary pricing based on previous <br />square foot pricing of similar projects and adjusting it according to size, location and complexity. <br />Once the design professionals begin to design the proposed facility, we refine the original budget <br />by performing quantitative take-offs in-house utilizing our estimating program Management <br />Software ISquare Foot. This allows us to logically organize the simplest elements of construction <br />into groups, components and modules. This type of organization expedites the estimation process <br />for analysis and design alternatives and value engineering options. To confirm accuracy of our <br />In-House estimating, we also gather preliminary pricing from pre-approved subcontractors who <br />have an interest in budding on a proposed project. Utilizing these systems has allowed us to <br />eliminate any surprises to the project upon presentation of the Guaranteed Maximum Prices <br />(GMP). <br />CHANGE ORDER NEGOTIATION <br />Due to unexpected conditions, delays, and other unforeseen events, contract change orders <br />are sometimes unavoidable. Emerald and FH Paschen staff avoids unresolved change order <br />disruption, as it can lead to claims and disruption to the team’s successful project completion. To <br />help ensure project success, our staff when negotiating change orders are skilled in negotiation <br />and contract administration insights. Participants are provided with the intellectual tools to <br />understand, plan, and negotiate contract change orders, employing the highly successful mutual <br />interests negotiation approach to maintain positive project team relationships. At Emerald we <br />use case studies relevant to your projects, participants can then engage with proven strategies <br />that prepare our team to effectively negotiate future change orders. Project owner, contractor, <br />designer, and change manager perspectives will be addressed primarily. With over 5 years of <br />experience in the design and construction industry, the Emerald Construction is an expert in <br />construction project management, contract negotiation, change order negotiations, and claim <br />avoidance. <br />SECURITY SYSTEMS & SAFETY PROGRAMS <br />Emerald and FH Paschen is committed to safety on every project and have skilled personnel <br />and systems in place to minimize safety hazards and reduce the chance of an accident. We <br />have a safety program that includes routine inspections, jobsite specific safety programs, and <br />continuous education. We make sure to fence all construction sites and make sure they are securely locked <br />overnight. In addition, if a temporary office trailer is on site, we ensure that video cameras are <br />located within the interior and exteriors of the trailer to monitor activity onsite 24/7.
