We <br />begin the closeout procedure during pre-construction and start of the construction phase of the project, <br />establishing certain guidelines and requirements to ensure that subcontractors and suppliers complete all <br />aspects of the project. <br />Project Closeout consists of several steps. First, during all stages of the project, MCM creates deficiency <br />lists of items that are pending and/or deficient prior to substantial completion. We submit this list to the <br />corresponding sub-contractor with a time frame to complete. Once that deficiency list is completed and <br />Substantial Completion is secured, MCM along with the City of Sunny Isles Beach, and the A/E of Record <br />create a punch list that will contain minor items, since MCM will have been correcting deficient items <br />through our quality control program, throughout construction. The completion of this list is a priority and is <br />done expeditiously so that stakeholders can begin taking over areas of the airport without disruptions. <br />Second is the Closeout Documents. Closeout documents consist of product literature, warranties/guarantees, <br />maintenance manuals and a list of subcontractors with their contact information to name a few. These <br />documents are submitted in tabbed binders to facilitate the City’s follow up process in the future. Included <br />in the closeout documents are the as-builts. During Construction MCM requires subcontractor, as normal <br />course of business, to update as-builts on a weekly basis. At the end of the project as-built are updated and <br />sent together to the owner with all closeout documents. <br />Lastly, MCM prepares a training program for operating <br />and maintaining all major facility systems. This program, <br />which is tailored specifically for the City of Sunny Isles <br />Beach, will include subcontractors with specific expertise on <br />their installed systems and videotaped by MCM for future <br />reference by facility operating personnel. <br />MAINTENANCE & WARRANTY WORK <br />At the beginning of the project MCM will establish maintenance <br />and warranty programs which will set requirements for <br />consultants, contractors, and suppliers regarding the <br />maintenance and operation of systems and facilities. This <br />program content shall be considered the foundation of the <br />Operations and Maintenance (O&M) system. <br />MCM will then follow these program requirements through the procurement process via Primavera <br />Expedition, our document control system, to make sure that contracts are written with specific obligations <br />for maintenance and warranties. This will ensure that the City will receive immediate service for any issues <br />that may arise during the warranty period. <br />POST WARRANTY <br />MCM has a commitment to stand by our product. In the event that an issue arises after the warranty period <br />has expired, MCM will review the matter on a case by case basis to determine if the warranty should be <br />extended to cover the issue. <br />As stated previously in our proposal, MCM is dedicated to total client satisfaction with an uncompromising <br />dedication to quality, and we will continue to service the client, even after project completion until your <br />complete satisfaction has been achieved. <br />PROJECT MANAGEMENT SERVICES <br />Post Construction Training for County Employees at <br />the S-808 Electrical Distribution System project.
