6 <br />TAB C - PROJECT APPROACH & UNDERSTANDING <br />JOINT-USE KNOWLEDGE: <br />Your partnership with MDCPS is very similar to the project <br />we built for the City of Miami which was also a joint use <br />facility with MDCPS. That 4 story facility was one in which <br />the City occupied the first two floors and MDCPS occupied <br />the top two floors. We have built a similar joint use facility <br />involving the City of Miami and MDCPS so we understand <br />the dynamics of the building a facility like yours. Our <br />approach to making sure all sides are happy with the facility <br />is to communicate clearly in preconstruction in order to <br />make sure we are hearing and understanding all the users’ <br />concerns. We will also tailor our deliverables to show the <br />budget and schedule impact of each area of the facility. <br />MIAMI-DADE COUNTY PUBLIC SCHOOLS KNOWLEDGE: <br />Pirtle Construction has built over 350 K-12 projects and many of those have <br />been for the Miami-Dade County Public Schools (MDCPS). We know that a <br />significant part of the facility will be used for academics and our experience with MDCPS, and specifically the <br />Norman S. Edelcup Sunny Isles Beach K-8, will allow us to deliver those spaces in a timely manner, at the best <br />price, and meet their expectations regarding academic performance. Our approach will be to work closely with <br />the team in preconstruction in order to make sure the details and nuances of MDCPS’ educational specifications <br />are incorporated into their spaces, saving the team time and money. <br />INNOVATIVE SOLUTIONS & TECHNIQUES: <br />One of Pirtle Construction’s strengths is our innovative solutions and 21st century techniques for both construction <br />and facility management. Some of the innovative solutions and techniques that Pirtle will implement on the new <br />Sunny Isles Government Center are as follows: <br />TEMPORARY AIR CONDITIONING FOR CONSTRUCTION <br />Most construction projects do not utilize temporary air conditioning <br />during construction, which often results in the permanent HVAC system <br />being energized prematurely to help a project achieve humidity and <br />moisture control. Premature use of the permanent HVAC system can <br />lead to unnecessary damage and wear, which will reduce the overall life <br />span of the system. <br />BUILDING INFORMATION MODELING (BIM) FOR FACILITY MANAGEMENT <br />Pirtle Construction has been using BIM for many years for construction <br />coordination and to help expedite a project schedule. Pirtle has also used <br />6D BIM to provide a facility owner with the final building model, tagging <br />of product data information, tagging of product warranty information, <br />the necessary software to manage the model, and the training to use the <br />model to the benefit of the building facility team. <br />BUILT FOR THE CITY OF MIAMI WITH <br />MDCPS UTILIZING TWO FLOORS <br />USE OF TEMPORARY A/C
