This allows <br />us to develop working relationships with the <br />estimators and project managers that will <br />be preparing the subcontractors’ proposals. <br />Hensel Phelps understands that hiring <br />only highly qualified firms is paramount <br />to achieving project success. <br />The subcontracting process is critical to <br />the success of a project and Hensel Phelps <br />will ensure that all of our subcontractors <br />and vendors are successful. This process <br />starts during procurement by creating a <br />list of potential responsive and responsible <br />bidders. Hensel Phelps will prequalify <br />potential subcontractors and vendors in <br />association with Sunny Isles’ requirements <br />and consider the following factors: <br />• Local Presence <br />• Performance Record <br />• Safety Record <br />• Quality of Work Performed in the Past <br />• Relevant Past Work Experience <br />• Manpower Availability <br />• Current Contract Backlog and Capacity <br />• Bonding History and Capacity <br />• Current Financial Status <br />During procurement the estimating <br />department utilizes iSqFt for information <br />exchange with subcontractors and vendors. <br />This software allows full control of how <br />project files are shared and viewed by all <br />parties. <br />Once the project is awarded, the project <br />management team utilizes Prolog for <br />all onsite documentation of submittals, <br />payments and correspondence. One of <br />the strengths of Prolog is the integration <br />of change estimates, change orders, and <br />pay applications between the Owner, <br />Construction Manager and subcontractors. <br />This allows the flow of money to be tracked <br />between all parties, eliminating any <br />potential for misapplication or loss. <br />The combination of these two platforms <br />assist the Hensel Phelps team in <br />communicating, tracking and documenting <br />through all phases of design, procurement, <br />and construction. <br />Benjamin P.
