The proposed development is consistent with the policies of the City of Sunny Isles <br /> Beach Comprehensive Plan. <br /> 2. Transfer Development Rights <br /> The Applicant is not requesting to purchase and assign Transfer Development Rights <br /> (TDRs) in the revised application. <br /> 3. Traffic Engineering <br /> Traffic Impact Analysis: <br /> The Applicant's Traffic Report prepared by Richard Garcia & Associates Inc. and revised <br /> and received on June 4th 2015 has been reviewed by City's Traffic Consultant Salman <br /> Rathore, P.E. from The Corradino Group dated June 15th, 2015. The City's Consultant <br /> stated that the overall analysis and results of the traffic study are satisfactory and the City's <br /> Consultant does not object to the conclusion made by the Applicant's Traffic Engineer as <br /> to the traffic impact of the development project as it relates to adjacent roadways. <br /> 4. Landscaping Architect <br /> The Applicant's Landscaping Plans were prepared by Lewis & Nielsen Design have been <br /> reviewed by City's Landscape Consultant Kathy O'Leary Richards, PLA, ASIA, LEED GA <br /> from O'Leary Richards Design Associates, Inc. dated received June 30, 2015. The City's <br /> Consultant has approved the submitted plans subject to compliance with Condition # 12 <br /> and Applicant has agreed to comply with conditions at building permitting. <br /> 5. Civil Engineering <br /> The Applicant's Civil Engineering Plans were prepared by Ocean Engineering, Inc. have <br /> been reviewed by City's Civil Consultant Marvin Guillen from The Corradino Group dated <br /> June 16th, 2015. The City's Consultant has approved the submitted plans subject to <br /> compliance with Condition # 13 and Applicant has agreed to comply with conditions at <br /> building permitting. <br /> VI. FINAL ANALYSIS <br /> Staff and consultants have reviewed the revised site plan, and based on the review the <br /> application is consistent with the City's Comprehensive Plan and the City's Land <br /> Development Regulations. Staff notes that several revisions have been made to the site <br /> plan. These revisions include reduction of FAR due to the withdrawal of TDRs. A reduction <br /> of units from 77 to 61 residential units. There is an increase tower separation between the <br /> Applicant's tower and the adjacent condominium tower to the rear.
