The proposed
project is located at 18801 Collins Avenue in Sunny Isles Beach, Florida. The project is proposing
to redevelop an existing hotel and residential condominium. The proposed project will have a total
of 431 residential units, 60 hotel rooms, 90 condo-hotel rooms, and various amenities such as: Spa
and Fitness, Bar/Lounge, Restaurant, Ballroom/Assembly, and Administrative Office space. The
analysis was based on the development program shown in Exhibit 1.
Parking Generation
A parking analysis was conducted for the project to determine if the proposed number of parking
spaces is sufficient to satisfy the anticipated peak parking demand for the weekday and weekend
conditions. To determine the required number of parking spaces, parking rates provided in the city
of Sunny Isles Beach Code of Ordinances were used (see attachment 1). Exhibit 2 shows the
results of the parking analysis.
1 lPage
cl
CORAL GABLES 0 FORT MYERS Pa
