BA11STA <br /> Lt, &ASSOCIATES <br /> Preliminary and Final Design Phase: Upon acceptance of an overall concept for a project. the <br /> ' Team will then move forward with the development of a preliminary design. as well as the final <br /> construction documents. The preliminary design phase of the document preparation will include <br /> designation of general material types for various hardscape and landscape elements and infrastructure <br /> ' improvements. Improvements anticipated for a project site will also be identified and shown <br /> accurately scaled to enable the true spatial relations of a site to be clearly communicated during this <br /> phase. Also. a preliminary opinion of probable cost for the proposed enhancements would be <br /> ' generated during the preliminary design phase. This will help the design team. as well as the City <br /> identify appropriate budgets that are available for these proposed enhancements. If the preliminary <br /> opinion of probable cost does not meet the current budgeted amount for a project then modifications <br /> to the design can be addressed at this stage rather than during the construction document phase. <br /> ' During the construction document phase. documents will be prepared for the associated <br /> improvements of the proposed project. These documents will include all plans, details. specifications <br /> and notes required for the installation or construction of these various elements. These project <br /> ' elements would include planting. irrigation. hardscape or paving. site structures. lighting. water <br /> features or other site amenities. These construction documents would be submitted for applicable <br /> reviews by the City. These review stages are typically at 30%, 60%. 90%. and 100% completion of <br /> ' the documents. During each of these reviews the Design Team will conduct a review meeting with <br /> Team/City and the associated review agencies. Upon completion of these meetings. meeting minutes <br /> will be prepared and distributed so that all appropriate parties can be <br /> '77/' ' I 4 aware of any comments or issues that need to be addressed in future <br /> �tom? submittals.
