Staff does not have any objection to the construction fence waiver request. <br /> In addition, the Applicant is not requesting any variances. If approved, the site plan <br /> modification is subject to all conditions stipulated below. Staff is submitting this application <br /> for consideration by the City Commission. <br /> VI. CONDITIONS <br /> If the City approves this application, the application will be subject to the following <br /> conditions set forth in Section VI. <br /> Conditions to be completed before demolition, below grade or building permits are <br /> issued. <br /> 1. That the plans reviewed are on file, and may be examined, in the City Clerk's Office and <br /> are entitled "Aurora Site Plan Revision", prepared by Revuelta Architecture International <br /> stamped date received February 29, 2016 consisting of 26 sheets. Plans are subject to <br /> modification at the Commission meeting. <br /> 2. Upon the submittal of an application for a building permit, the plans submitted shall be <br /> approved by the Community Development Department and be consistent with the specific <br /> site plan approved by the City Commission. Plans shall include all the required elements <br /> of the site plan pursuant to the City's Land Development Regulations and <br /> recommendations. Should compliance with recommendations result in a change that <br /> would not be considered "minor" in accordance with Section 265-18 of the City Code; the <br /> Applicant shall be required to obtain another approval of the City Commission. <br /> 3. That the Applicant shall submit a staging plan before commencing any construction <br /> activity, the staging plan shall provide a schedule of activities such as, parking <br /> arrangements, lane closures, sidewalk closures, and any other required activity that may <br /> provoke an impact at the surrounding areas to the site. The staging plan should be <br /> approved administratively by the City Manager or designee. <br /> Conditions to be completed before any Certificate of Occupancy is issued. <br /> 4. That the conditions set forth in Resolution No. 15-Z-154 shall remain in effect except for <br /> conditions modified by this approval. <br /> 5. If the Applicant proposed artwork does not meet the minimum monetary requirement, as <br /> determined by the City, the owner must submit the balance of funds payable to the City <br /> prior to the issuance of a Certificate of Occupancy. <br /> 6.
