The proposed <br />project is located at 18801 Collins Avenue in Sunny Isles Beach, Florida. The project is proposing <br />to redevelop an existing hotel and residential condominium. The proposed project will have a total <br />of 431 residential units, 60 hotel rooms, 90 condo-hotel rooms, and various amenities such as: Spa <br />and Fitness, Bar/Lounge, Restaurant, Ballroom/Assembly, and Administrative Office space. The <br />analysis was based on the development program shown in Exhibit 1. <br /> <br />Parking Generation <br />A parking analysis was conducted for the project to determine if the proposed number of parking <br />spaces is sufficient to satisfy the anticipated peak parking demand for the weekday and weekend <br />conditions. To determine the required number of parking spaces, parking rates provided in the city <br />of Sunny Isles Beach Code of Ordinances were used (see attachment 1). Exhibit 2 shows the <br />results of the parking analysis. <br /> <br /> <br /> <br />
