Varadero <br />Traffic Study <br /> <br />Page 6 <br />1.4 Project Site Information <br /> <br />The Varadero project will be located at 18801 Collins Avenue in Sunny Isles Beach, Florida. The <br />project proposes 431 residential condominium units, 90 condo-hotel units, 60 hotel rooms, a 1,177 <br />SF lobby lounge, a 4,776 SF restaurant, a 4,776 SF gym/spa, and 2,161 SF of office space, <br />replacing 349 hotel/condo-hotel units. The main access to the project will be through a two-way <br />driveway located at the east leg of the unsignalized intersection of Collins Avenue and 188th <br />Block. This driveway will provide access to the parking garage level as well as to the drop-off / <br />pick-up level (valet station 2 & station 3). A second two-way driveway north of the main entrance <br />will also be accessing Collins Avenue; providing access to parking garage only. A third two-way <br />driveway located at the north end of the project will also access Collins Avenue. This driveway <br />will provide access to the parking garage level as well as to the drop-off / pick-up level (valet <br />station 1). Three separate valet drop-off / pick-up stations will be provided for the convenience of <br />patrons. The valet drop-off / pick-up stations will be located at each proposed residential lobby <br />and at the hotel lobby. The project site plan is included in Appendix A.
