Varadero
Traffic Study

Page 23
5.0 QUEUING ANALYSIS

5.1 Valet Drop-Off/ Pick-Up Area
The queuing analysis was performed based on the methodology outlined in the Institute of
Transportation Engineers (ITE) Transportation and Land Development. The analysis was
performed to determine the number of valet parking attendants required during the peak period of
a regular weekday so that the queue does not extend past the entrance (95% confidence level
analysis). The potential queue at the drop-off area of the valet operations was calculated based on
the peak hour traffic published by the Institute of Transportation Engineers (ITE) trip generation
rates and/or equations for the proposed development plan. Three separate valet drop-off / pick-up
stations will be located at each proposed residential lobby and at the hotel lobby. Project trips were
distributed based on the number of unit assigned to each drop-off / pick-up area. Exhibit 13
provides the total project trip generation for each drop-off / pick-up area during the weekday PM
peak hour conditions (worst case scenario).
Exhibit 13
Varadero Trip Generation - PM Peak Hour
Drop-off
/ Pick-up
Area
Station #
ITE Land Use Designation ITE Land
Use Code
Number of
Units
PM Peak Hour
Vehicle Trips
In Out Total
1 High Rise Residential Condominium LU 232 137 DUs 32 20 52
1 Health / Fitness Club LU 492 4,847 SF 10 7 17
2 Hotel LU 310 60 Rooms 19 17 36
2 Drinking Place LU 925 1,177 SF 9 4 13
2 Quality Restaurant LU 931 4,776 SF 24 12 36
2 Residential Condominium LU 230 90 DUs 37 18 55
3 High Rise Residential Condominium LU 232 294 DUs 68 42 110
3 General Office LU 710 2,161 SF 1 2 3
Gross Trips (Proposed) 200 122 322
Source: ITE Trip Generation Manual, 9th Edition
