<br />drop approximately 17.5’ - 18’ which does not appear to be adequate to allow for <br />three vehicles to be stacked. <br />RESPONSE: The clear height for a Klaus Parking System is 18’-6”. Ramp and clear <br />height will accommodate clear height requirements for triple stack vehicles. <br /> <br />6. General Comment - How are levels B1, 01 and 02 being drained? There are no <br />drainage details in the submitted set. Please provide. <br />RESPONSE: Drainage for levels b1, 01 and 02 will be addressed in the building permit <br />drawings. <br /> <br />7. General Comment - Please provide ADA access from street level to Levels 01 and 02. <br />RESPONSE: ADA access has been incorporated to both towers with ADA elevators. <br />Please see drawings A-0.102.00 <br /> <br />8. Drawing A-0.102.00 - Please show the driveway configuration for two main driveways. <br />If the intent is to use the existing driveways please label the plans as such. The plans <br />currently show existing curb in front of the proposed driveways. <br />RESPONSE: Sheet A-0.050.00 has been labelled with the existing driveways and <br />curbs. Please review. <br /> <br />9. General Comment - It appears that runoff from the ramps leading to the two buildings <br />will enter into FDOT’s drainage system on Collins Avenue. Has this been approved by <br />FDOT? Typically the site is required to retain all of its runoff onsite. <br />RESPONSE: Civil Drawings clearly show that the runoff will be kept on site. The project <br />will use trench drain at multiple locations to achieve this. See sheet A-0.102.00 <br /> <br />10. Undergrounding of utilities is required. Coordination must be done with City Staff and <br />City COnsultants. Also, sidewalk is required to be upgraded to pavers. Please show <br />detail. <br />RESPONSE: We will meet the city’s standard condition on underground utilities and the <br />pavers requirements. Paver detail to be updated. <br /> <br /> <br />LANDSCAPING WRITEN RESPONSE TO COMMENTS <br />1. Sheet L-0.000.00: The landscape Legend is incorrect. Minimum code requirements <br />must be met and legend corrected. <br />RESPONSE: Noted. Legend will be corrected accordingly and code requirements will be <br />met. <br />2. Sheet L-2.000.00: Sidewalk along Collins Avenue must meet City Standard. Provide <br />Details <br />RESPONSE: Noted. Civil sub-consultant team will provide specifications and City <br />Standard. <br />3. Sheet L-2.000.00: Specify Type, Color, Size etc of proposed paving. <br />RESPONSE: Noted. Specifications will be provided. <br />4. Sheet L-3.000.00: The Landscape plan is very preliminary. Provide plant identification <br />on plan with quantities per area and call outs for all plant symbols. Plan is very <br />difficult to read and review. <br />RESPONSE: Noted. Callouts will be provided. <br />5. Sheet L-3.000.00: (3286) Ilex vomitoria in front of Collins Avenue with no tree or <br />Palm Canopy above is very stark and also creates a monoculture. Consider what it will <br />look like from the motorist or pedestrian. Not just from towers above. Redesign front <br />along Collins to complement and enhance the subtropical character of the beachside <br />community of sunny isles beach.
