SVNNYIS�`S CITY OF SUNNY ISLES BEACH <br />NOTICE OF ZONING HEARINGS <br />�. sLOP oyt <br />os S.M •� <br />NOTICE IS HEREBY GIVEN that a public hearing will be held by the City Commission of <br />the City of Sunny Isles Beach, Florida, in the Commission Chambers, Sunny Isles Beach <br />Government Center, 18070 Collins Avenue, Sunny Isles Beach, Florida on Thursday, July 20, <br />2006 at 7:30 p.m., to consider the following Zoning applications: <br />B. Regalia, LLC <br />Location: 19505 Collins Avenue <br />Public Hearing #: Z2006 -07 <br />Summary: The applicant is requesting a site plan modification of a site plan previously <br />approved under Resolution No. 03 -Z -75 passed and adopted by the City <br />Commission on July 17, 2003. The proposed modification would reduce the <br />amount of Transfer of Development Rights (TDR) from 54,385sq.ft. to 38,847 <br />sq.ft. The proposed modification also includes a change in the rear and front <br />setback due to the Department of Environmental Protection (DEP) requirement <br />for coastal developments. Additionally, the applicant is requesting the repeal of <br />Resolution No. 2006 -890, passed and adopted on February 16, 2006. <br />Modification of condition #3 previously approved under Resolution No. 03 -Z -75, passed <br />and adopted on July 17, 2003, reading as follows: <br />From: That in the approval of the plan, the same be substantially in accordance and consistent <br />with site plan presented at the City Commission hearing on July 17, 2003, entitled <br />"Regalia Tabular Data" and "Lobby and Garage Level Lighting Plan ", prepared by The <br />Sieger Suarez Architectural Partnership dated revised 7 -1 -03 consisting of three sheets, <br />plans entitled "Regalia ", prepared by The Sieger Suarez Architectural Partnership <br />consisting of 25 sheets dated revised 4/04/03 and plan entitled "Conceptual Paving, <br />Drainage, Water and Sewer Plan", prepared by Fortin, Leavy, Skiles, Inc., consisting of <br />one sheet date signed 4/07/03, plan entitled `Existing Driveway Location", prepared by <br />Fortin, Leavy, Skiles, Inc., dated 2 /13 /03.Plans may be modified at public hearing. <br />To: That the project shall be developed substantially in accordance with the plans submitted <br />for public hearing for "Regalia, LLC" and are on file in the Planning and Zoning <br />Department entitled "Regalia" prepared by Arquitectonica consisting of 11 sheets dated <br />stamped received 06 -21 -06 and plans entitled "Boundary Survey" consisting of 4 sheets <br />prepared by "Fortin Leavy, Skiles, Inc"., dated stamped received 06- 21 -06. All conditions <br />approved under Resolution No. 03 -Z -75 shall remain in full effect except as modified at <br />public hearing. <br />The purpose of this request is to allow the applicant to modify existing plans to show a greater <br />80 <br />
