The majority
of the growth is along the Collins Avenue corridor, in the form of large condominium
projects. Realizing the need for redevelopment, the City's Comprehensive Plan
encouraged development along the Collins Avenue corridor.

The Future Land Use Map for the City (See Map 2.2) shows Mixed-Use/High Density is
generally located adjacent to the Collins Avenue corridor. This Future Land Use
Designation encourages the large scale, high density projects that are proposed.
Therefore, this designation is appropriate for the future development and the intent of
the Comprehensive Plan.

Given the aging condition ofexisting commercial and residential structures along Collins
Avenue, the City will continue to face the challenge of rebuilding these structures
through redevelopment efforts.

Many of the aging condominiums and hotels along the Collins Avenue Corridor are
being redeveloped into revitalized condominiums and hotels. There are many high
density projects which now exist along this corridor. Table 3.5 shows the number of
existing units that have recently been built or have undergone redevelopment. Many of
the new developments are mixed-use projects combining condominiums and hotels.
The following table indicates the total number of units built, including hotel rooms versus
the amount of permanent units available.

City of Sunny Isles Beach -
2005 Draft Evaluation and Appraisal Report

Rev. 6/29/2005

Page 41
