Florida Housing Data reported there were 2,935
people 85 years and older in 2000.

Although the City is expected to have an adequate supply of existing and newly
constructed residential units to meet future demand, some of the households will be
faced with a cost burden. The following table, using the Shimberg Center's data,
indicates the estimated affordable housing needs from 2005 - 2015, The 2000 US
Census reported that median value for owner-occupied units was $248,400 and $871
for renter-occupied units, Also, the 2000 US Census reported that 160 owner-occupied
households and 1,578 renter-occupied households were spending more than 30% of
their income on housing costs, When a household spends over 30% of their income on
housing costs, they are considered burdened and their housing is no longer affordable.

Table 3.13
Estimated Affordable Housing Needs 2005-2015

Year Projected Demand Projected Households with a
Construction Need Cost Burden
2005 9,180 256 3,102
2010 9,704 780 3,266
2015 10,357 1,433 3,476

Source: Shimberg Center for Affordable Housing, 2003

The Projected Demand indicates the number of housing units needed in the City to
accommodate the projected population. The Projected Construction Need is the
estimated number of affordable residential units needed to be produced to meet the
needs of the population not being met by existing housing. Therefore, approximately
1,433 affordable housing units will be needed by 2015,

City of Sunny Isles Beach -
2005 Evaluation and Appraisal Report

Rev. 9/15/2005
Page 60
