<br />currently exploring its options on changing out the septic tanks for sewer lines. Some of <br />the methods being researched include creating a taxing improvement district or having <br />the City taking over the task of installing the needed infrastructure for a sanitary sewer <br />system. <br /> <br />Community Desi~m Element <br /> <br />The City of Sunny Isles Beach has been actively promoting design guidelines through <br />the development review process to ensure quality and attractive development and to <br />provide a community identity. As of February 10, 2005, the City of Sunny Isles Beach <br />enacted an "Art in Public Places" Ordinance, which requires the placement of artwork <br />on private property as a part of the site plan approval process. Standards for the <br />artwork, including the requirement that the art be in a place all the public could enjoy <br />and cost allocations, were enacted to ensure quality intended by the Ordinance was <br />achieved. <br /> <br />Sunny Isles Beach has also implemented a Historic Preservation Board made up of <br />citizens, This Board reviews the significance of buildings throughout the City and <br />determines if steps should be taken to preserve the structures, Currently, the City has <br />identified three sites as historically significant, including the Atlantic Isles Entrance <br />Bridge and the Atlantic Isles Lake Bridge, the Water Court Villa and Pergola, and the <br />Sunny Isles Beach Pier. The City is actively researching sites to determine historic <br />significance and notable value to Sunny Isles Beach. <br /> <br />A Town Center Zoning District was adopted by the City to further ensure aesthetically <br />pleasing structures and consistency in design. Architectural elements are required such <br />as roof parapets, repetitive columns and entranceway guidelines. These features create <br />a compatible design and help to promote a pedestrian environment. <br /> <br />Thorough development review procedures enacted by the City, Sunny Isles Beach is <br />and will continue to draw the attention of developers interested in creating appealing, <br />upscale designs, With the addition of an arts Ordinance, the public benefits from new <br />construction by having access to art throughout the City. With the City's design related <br />Ordinances and commitment to a thorough review of each site plan, it provides <br />adequate design guidelines, ensuring aesthetically pleasing development. <br /> <br />Conservation Element <br /> <br />The purpose of the Conservation Element is to promote conservation use and <br />protection of natural resources. The City of Sunny Isles Beach has adopted Best <br />Management Practices to address potential sources of water pollution and for the <br />removal of hazardous materials, The goals, objectives and policies in this element <br />provide direction for protecting the natural and built environment.
