<br />WEITZ <br /> <br />Exhibit 'c' <br />Assumptions and Clarifications <br />Sunny Isles Beach - Tony Roma's Restaurant <br />Date: October 3, 2002 <br /> <br />Weitz Estimate No.2. GMP Pricine for Tonv Roma's based on Soillis Candela <br />Drawines dated Aueust 26. 2002. Addendum No. 01. and our Clarifications as <br />follows: <br /> <br />Div. 1 - General Services: <br />. We have included all of the costs to pay for temporary utility services, such as temporary power and water <br />consumption only during the construction of the shell. <br />. We have included a lump sum Contractor's Contingency of 5% of all Construction Cost. <br /> <br />Div.2 - Site Develooment: <br />. All demolition, earthwork, asphalt paving, concrete walks, pavers, curbing, landscaping, irrigation and site <br />utilities are included in this proposal for Phase I as an allowance. <br />. Dewatering is included at open construction pits only. No other site dewatering is included. <br />. Relocation or modification of existing monitoring wells is excluded. <br />. We have included two (2) Detention tanks and drainage wells as an allowance. <br />. We have included eight (8) catch basins in Phase I with the assumption the trench drain will be installed in <br />Phase II. <br />. We have included the costs for a portion of the brick pavers, landscaping & irrigation at the Collins Avenue <br />entrance in the Phase I budget, with the assumption the work will be completed after the existing Tony Roma's <br />in demolished and new City Hall structure is complete. <br />. A temporary road will be provided from the new Collins Avenue entrance to the West parking lot to be turned <br />over in Phase I. The road will be completed once the existing Tony Roma's is demolished. Cost for this <br />temporary road will be included in the Phase II budget. <br /> <br />Div. 3 - Concrete (Foundations and Structure): <br />. Includes 8" and 12" thick, exterior masonry bearing walls bear on continuous 24" to 48" wide 34" thick 3' <br />deep ribbon footings, 14" diameter, 30' deep auger piles and grade beams requiring no special soil <br />densification operations. 8" Concrete slabs on grade are included using 4000psi standard mix designs. <br /> <br />Div. 4 - Masonrv: <br />. All exterior walls are 8" and 12" thick, standard ASTM-C90, Grade N, Type II, Normal Weight masonry units; <br />reinforced as specified for design windloads, using 8" and 12" block and block lintels wherever design allows. <br />. Exterior glazed block to be Trenwyth Manufacture standard color. <br />. Interior glazed masonry block and supports are by tenant as specified. <br />.
