<br />5.6 Indemnification. Tenant shall indemnifY Landlord for, defend Landlord against,
<br />and save Landlord harmless from, any liability, loss, cost, injury, damage or other expense or risk
<br />whatsoever that may occur or be claimed by or with respect to any person(s) or property on or
<br />about the Premises and resulting directly or indirectly from
<br />
<br />5.6.1 the use, misuse, occupancy, possession or disuse of the Premises by
<br />Tenant or other persons claiming through or under Tenant, or their respective agents, employees,
<br />licensees, invitees, guests or other such persons;
<br />
<br />5.6.2 Tenant's maintenance of the condition of the Premises;
<br />
<br />5.6.3 any work or thing done in respect of construction of, in or to the
<br />Premises or any part of the improvements now or hereafter constructed on the Premises (other
<br />than work by or on behalf of Landlord);
<br />
<br />5.6.4 any use, possession, occupation, operation, or management of the
<br />Premises or any part hereof;
<br />
<br />5.6.5 any failure to, or to properly, use, possess, occupy, operate, maintain or
<br />manage the Premises or any part thereof;
<br />
<br />5.6.6 the condition, including environmental conditions, of the Premises or any
<br />
<br />part thereof;
<br />
<br />5.6.7 any negligence on the part of Tenant or any of its agents, contractors,
<br />servants, employees, licensees or invitees;
<br />
<br />5.6.8 any accident, injury or damage to any person or property occurring in, on
<br />or about the Premises;
<br />
<br />5.6.9 any failure on the part of Tenant to perform or comply with any of the
<br />covenants, agreements, terms or conditions contained in this Lease on its part to be performed or
<br />complied with.

<br />ARTICLE 6
<br />MAINTENANCE AND REPAIRS
<br />
<br />6.1. Tenant's Obligations. Tenant shall, at its sole cost and expense, maintain in good
<br />repair, order, and serviceable condition the interior of the Premises and every part thereof,
<br />including, without limitation, all plumbing, ventilation, heating, air conditioning, and electrical
<br />systems and equipment in, on, or exclusively serving, the Premises; and all windows, doors, plate
<br />glass, interior walls, and ceilings which are part of the Premises.
<br />
<br />6.2 Landlord's Obligations. Landlord have the obligation to repair and maintain the
<br />foundation, exterior walls, roof and utilities beyond connection to the building on the Premises,
<br />including structural or nonstructural, ordinary or extraordinary.
