<br />.. <br /> <br />· The gross building area for the City Hall increased from our contract scope of 45,000 sf to 60,000 <br />sf in the approved design (a 33% growth in area) due to the program requirementsand space needs <br />desired by the City. <br /> <br />Open vs. Closed Parking Garage: <br />· The City requested that the parking structure be enclosed rather than open, resulting in increased <br />cost for the structure, architectural wall materials and mechanical ventilation.This change was <br />requested in order to visually hide the cars from view and better integrate the parking structure <br />with the City Hall building. This change occurred late in the design effort requiring Spillis <br />Candela DMJM to significantly modify the existing drawings and provide additional engineering <br />efforts in order to mechanically ventilate the garage. These additional services were never <br />invoiced to the City. <br /> <br />Building Amenities: <br />· Civic amenities such as the Council fountain, street paving, enhanced landscaping and enhanced <br />exterior lighting were requested by the City to be maintained in the approved design. These are <br />amenities that are traditionally associated with Civic Buildings and are commensurate with the <br />quality of the adjacent new Collins Avenue developments being designed and constructed in <br />Sunny Isles today. Value engineering efforts between the client. contractor and architect <br />established the potential cost savings for these items, but the City's decision was to increase the <br />construction budget and maintain these elements in the design. <br /> <br />Durable Architectural Materials - Life Cyc:Ie Cost Benefits: <br />· Enhanced and more durable building materials were requested by the City to be maintained in the <br />approved design; these included architectural precast concrete rather than stucco for the main <br />building envelope, granite panels rather than metal panel or stucco for the elevator / stair tower <br />and glass mosaic tile rather than stucco for the Council Chamber exterior. Although requiring a <br />greater up front cost, these materials will provide greater durability with lower maintenance costs <br />over the life of the building.Value engineering efforts between the client. contractor and architect <br />established the potential cost savings for these items but because of the issues mentioned above, <br />the City decided to increase the construction budget and maintain these elements in the design. <br /> <br />Our professional services contract, article 9 established the fee for architectural and engineering services. <br />The table below reflects the contract amounts, the amounts actually spent. the contract multiplier and the <br />overage incurred by SpiIIis Candela DMJM because of the above-described issues. The amount spent in <br />excess of our contract fee to prepare architectural and engineering documents (Schematic and Construction <br />Documents) for the City Hall and Tony Roma project is $191,902. <br /> <br />Direct Person.
