<br />Sunny Isles Beach SpeCial Assessment Report <br /> <br />POTENTIAL SPECIAIL ASSESSMENT FOR SELECTED PROPERTIES <br /> <br />To as!;ist the City in the! evaluation of possible cost allocation methods, which are discussed <br />in the next section. TA and City staff selected six prototypical properties to represent classes <br />of land parcels along Collins Avenue. As part of the analysis of cost allocation methods, TA <br />will es,timate the potential special assessment for each prototype under each allocation <br />alternative. The six prtltotypes and representative parcels are discussed below. There are <br />three oceanfront prototypes, located on the east side of Collins and three commercial <br />prototypes on the west side of Collins Avenue. <br /> <br />1. New Oceanfront Condo -> The Millennium Condominium (18671 Collins Avenue) <br /> <br />2. "Old" Oceanfront Motel-> Driftwood Motel (17121 Collins Avenue) <br /> <br />3. Vacant Oceanfront Property -> Oceania Beach (proposed at 16151 Collins Avenue) <br /> <br />4. Mixed Use Business Center - The R.K. Shopping Center (17100 Collins Avenue) is a <br />larger community scale development that is located within the Sunny Isles Beach <br />Town Center. <br /> <br />5. Restaurant -> Tony Romas (18070 Collins Avenue) <br /> <br />6. Neighborhood Business Center -> Handy Mart neighborhood scale shopping center <br />(16204-28 Collins Avenue). <br /> <br />Each prototype has characteristics that will be used to determine the potential special <br />assessment under each alternative.
