<br />Sunny Isles Beach Special Assessment Report <br /> <br />NEXT STEPS <br /> <br />If the City decides to proceed with the streetscape improvements, the next step is to prepare <br />a resolution stating: <br /> <br />1. The nature of the proposed improvements (Le., general description of improvements <br />and their locatioll) <br /> <br />2. The total estimated cost of the improvement <br /> <br />3. The part of the project expense to be paid by special assessment and the general <br />improvement fund of the municipality <br /> <br />4. The lands upon which the special assessment shall be levied. <br /> <br />Chapter 170.03 of the Florida Statutes provides that In describing said lands, it shall be <br />sufficient to describe ttlem as "all lots and lands adjoining and contiguous, or bounding and <br />abutting upon such improvements, or specially benefited thereby, and further designated by <br />the assessment plat hereinafter provided for." At the time the resolution is adopted the City <br />must have an assessment plat showing the area to be assessed. After adoption, the <br />resolution has to be published in the newspaper. <br /> <br />After approval of the special assessment resolution, the City must prepare a preliminary <br />asseSllment roll in acceordance with the agreed upon method of assessment. The <br />assesllment roll shall show the lots and land assessed and the amount of the assessment <br />agains,t each lot or parcel of land and the number of annual instaliments, if applicable. <br /> <br />Once the assessment mil is prepare, the governing bOdy of the City must fix a time and place <br />at whil:h the owners of 'the property to be assessed, or any other persons interested therein, <br />may appear and be heclrd as to the propriety and advisability of making such improvements, <br />the costs thereof and ttle amount to be assessed against each property. Each property <br />owner must receive written notice of the meeting 30 days in advance. The notices may be <br />mailed to the property c1wners addresses as provided by the County Property Appraiser. <br />Additional legal notices must appear in the newspaper. <br /> <br />8 <br />
