<br />Sunny Isles Beach Citywide Parking Study <br />Keith and Schnars Project No. 17747.01.09006 <br />December 12, 2007 - Page 3 <br /> <br />Task 7: Location of Parking Surplus and Deficit <br />A comparative analysis will be performed of the existing parking supply and demand, and the future parking supply <br />and demand for each area and subarea. From this comparison, the conceptual, approximate locations of current <br />and anticipated parking surpluses and deficits can be identified based on hourly accumulation estimates. Please <br />note that this comparison will utilize the Effective Parking Supply (which represents approximately 85 percent of the <br />total number of spaces supplied) rather than the actual total Parking Supply. Generally, as the parking supply <br />approaches 85 percent occupied, patrons attempting to park begin to circle the lot trying to find a space to park. The <br />Effective Parking Supply allows for fluctuations in the search for the few remaining parking spaces, the misparked <br />vehicle, handicap accessible spaces, and unusual peaks of activity. <br /> <br />Anticipated Date of Completion: February 18, 2008 <br /> <br />Task 8: Assess and Determine Location of Additional Parking Supply <br />If it is revealed that a parking deficit exists within an area or subarea, an assessment of the need for additional <br />parking supply will be provided. This assessment will include determining the magnitude of the additional supply <br />needed, and the location of the additional parking supply that best satisfies the parking deficit. This assessment will <br />account for walking distance for pedestrians, who, according to the Urban Land Institute, generally will tolerate <br />walking up to 1,200 feet from a parking structure to their destination (which corresponds to Level of Service C). This <br />walking distance varies depending upon the person and the activity, i.e. walking to the grocery store versus walking <br />to the beach. Tolerable walking distances for the purposes of this study will be tailored to the conditions and <br />characteristics of the City of Sunny Isles Beach based on discussions with city staff. <br /> <br />Further, a generalized cost of the additional parking spaces will be provided. The order of magnitude cost will be <br />based on cost estimates per parking space, and will not include costs associated with the acquisition of land. <br /> <br />Anticipated Date of Completion: February 19, 2008 <br /> <br />Task 9: Documentation <br />A summary of our existing and future parking conditions will be documented in a report with the supporting data and <br />analysis provided in the appropriate tables.
