LLC and pursuant to the provisions of <br /> Section 265-11(L) of the City's Land Development Regulations ("LDRs"), we would <br /> respectfully request an extension of time to pull a building permit for the office tower component <br /> of the approved site plan. As you are aware, pursuant to Resolution No. 15-Z-15 a modified site <br /> plan was approved by the Commission which allowed the construction of two (2) additional <br /> residential towers (Parque Towers at St. Tropez) and an office tower to be located at the comer <br /> of Sunny Isles Boulevard and Collins Avenue. That Resolution also granted an extension of time <br /> to pull the required building permits from October 17, 2015 to October 17, 2016. While my <br /> client has timely pulled their building permits for both of the residential towers, which are <br /> presently under construction, this request is made for the office tower component noted above. <br /> We believe there is "good cause" to extend the deadline for receiving the building permit <br /> for the office tower. Construction of the residential towers has required the partial closure of <br /> Sunny Isles Boulevard adjacent to those towers until substantial completion of those towers. <br /> Pulling a building permit and initiating construction on the office component during that <br /> construction would further require the closure of another lane of traffic at the very busy <br /> intersection of Collins and Sunny Isles Boulevard. We believe that it is in the best interest of the <br /> developer and the City that the construction of the office tower is delayed until the substantial <br /> completion of the residential component in order to minimize traffic congestion at, near and <br /> around Sunny Isles Boulevard and Collins Avenue.
