No. Z2012-03 <br /> RECOMMENDATION: <br /> Based on the review by City's Staff, the application is consistent with <br /> the City's Comprehensive Plan and Land Development Regulations. <br /> Staff has reviewed the site plan modification application and is <br /> submitting this application with conditions for your consideration. <br /> REASONS: <br /> The Applicant, who is the owner of the unit, is seeking approval of a site <br /> plan modification. The application consists of a balcony enclosure at <br /> the 44th level with an increase of Floor Area Ratio (FAR) of 361 square <br /> feet, for a total of 431,666 square feet of FAR. The increase is due to a <br /> balcony enclosure by the Applicant. Additionally, the Applicant is <br /> requesting the use of Transfer Development Rights (TDRs) for the <br /> additional square footage.
