<br />II Coastal <br /> <br />Heritage Park and Parking Garage <br />Sunny Isles Beach, Florida <br />May 22, 2009 <br /> <br />Schedule & Mobilization Narrative <br /> <br />. Coastal would, upon being selected as the contractor of record, negotiate the major <br />subcontracts and be prepared to start work immediately following the notice to <br />proceed. <br /> <br />. Site clearing and earthwork will commence within two days of the NTP. <br /> <br />. The auger-cast test pile work will commence two to four days following the NTP. It <br />will take approximately two weeks to complete the test pile and two weeks to <br />complete the production pile work. We plan on picking up time by installing <br />production piles during the test period, however that will not be able to be <br />determined until the pile work commences and the subsurface conditions are better <br />understood. <br /> <br />. The dewatering system will be installed during the pile drilling. The piles will be cut <br />to elevation and the foundation work will commence immediately thereafter. <br /> <br />. The garage will receive a TCO 10 months from the NTP as indicated in the overall <br />construction schedule. Please note the red line on the schedule indicates the critical <br />path activities. The critical path currently runs through the piling, foundations, and <br />the garage structure up through the 5th floor post tensioned slab at which point it <br />moves to the exterior finishes including the exterior framing/stucco and aluminum <br />framing and fiberglass screens finishing up through the barrier cables. We will <br />request a partnering session with the City and the consultants to assure we are able <br />to have the submittals and approvals received timely and within the framework of <br />the schedule. <br /> <br />. At TCO Public Works will be moved into their new offices on the ground floor of the <br />garage and the existing Public Works building will be demolished to allow completion <br />of the park. <br /> <br />. The major portion of the park work will commence following the TCO on the garage <br />and take roughly 2 months to complete. The existing hotel parking will then be <br />moved to the garage. The time to complete the park will be reduced significantly if <br />the option to reduce the scope of the park work is exercised. <br /> <br />. How "quickly we will turn dirt" after the NTP is reflected in the schedule under <br />sections AWARD SUBCONTRACfS, SUBMmALS, and FABRICATION & DEUVERY. <br />Note that some of the trades such as piling, with earlier start dates, will require <br />expedited submittal review from the design team. The durations shown on the <br />schedule are shown as "work days" with five (5) work days equaling one (1) week. <br />
