Variances: N/A <br /> <br />IX. <br /> <br />Staff Analysis <br /> <br />The Town Center designation is a planned development district that encompasses both underlying <br />commercial and residential land use categories, The Town Center primary objective is to foster a <br />regionally competitive business and activity center for cultural activities, visitor's services <br />financial services, and professional office, The Applicant is proposing to construct a one story <br />building that will replace the present structure, The proposed building will have a smaller <br />footprint than the approved application, The proposed development as designed is consistent with <br />and furthers the intent of the Town Center District designation of the City's Comprehensive Plan, <br />The proposed use is compatible with the existing surrounding land uses. <br /> <br />The Applicant's proposed building does not provide any traffic problems that require mitigation. In <br />fact the location currently hosts an existing building with the same configuration. The proposed site <br />provides all the necessary parking and the parking area is located in the rear and North side of the <br />property, which eliminates any view of the parking lot from Collins Avenue, The addition of <br />landscape elements in the front and side of the building and the proposed 10' -0" easement, is in <br />accordance with the future plans of the City to create an open pedestrian friendly area in the front of <br />all properties adjacent to Collins A venue. There are no additional curb cuts requested along Collins <br />A venue and the flow of traffic from Collins A venue onto the parcel provides sufficient space for cars <br />entering on the Northeast corner of the property and for cars exiting in the Southeast corner of the <br />property onto Collins A venue, The front access to the building has not been changed from the <br />original existing building, no variances are being requested by the Applicant, and the front facade <br />provides a professional office look to the building facing Collins A venue, The proposed drive-thru <br />area is located in the rear of the property and provides no traffic conflicts on the site.
