HEAT <br /> <br />Landlord must furnish heating system in good working order, together with all fuel required for proper <br />operation of the system, in accordance with the Maintenance Rider, during the continuance of the Lease, <br />Any investigative or remediation cost associated with a release of fuel from the system, including any fuel <br />tank, shall be the responsibility of the Landlord, unless the release is caused by the act or negligence of the <br />Postal Service or its agents. <br /> <br />2. AIR CONDITIONING <br /> <br />Landlord must furnish air-conditioning equipment in good working order, together with all power required for <br />proper operation of the equipment, in accordance with the Maintenance Rider, during the continuance of the <br />Lease. <br /> <br />3. ELECTRICITY <br /> <br />Landlord must furnish an electrical system in good working order, in accordance with the Maintenance Rider, <br />and pay for all recurring electric bills, during the continuance of the Lease, <br /> <br />4. LIGHT <br /> <br />Landlord must provide light fixtures in good working order, in accordance with the Maintenance Rider, during <br />the continuance of the lease, Landlord is not responsible for replacement of light bulbs, <br /> <br />February 2004 <br /> <br />U-1 <br />
