The firm's identification of any significant project issues. <br /> <br />First and foremost, we will need to establish dialogues with the community to confirm their needs and to <br />embrace them in the process so that any community concerns are addressed early and the impact of <br />the construction is a shared experience. <br /> <br />Thoughtful and thorough phasing of the work will be the most significant issue of this project. The <br />existing surface parking that serves the Ramada Plaza Marco Polo, as well as the storage of City <br />vehicles will need to be addressed. The assumption is that we will need to maintain as much of the <br />surface parking as possible during the course of construction. In addition, we anticipate replacing the <br />existing "trailer" building due to its condition and its limitation. <br /> <br />Should the City identify that the program requirements currently in the existing "trailer" need to remain <br />functional while the park and parking garage erection occur additional phasing dialogues and/or <br />conceptual plan modifications may be required in order to accommodate the City's needs. <br /> <br />Also, by nature of the location of the four story parking garage we will need to be prepared to address <br />and alleviate any concerns of your western neighbors regarding site line modifications. Lastly, an issue <br />that will be addressed easily is providing adequate design and construction details for a garage that will <br />be situated in a corrosive environment while achieving the goal of satisfactory long term performance. <br /> <br />c. <br /> <br />The constructability of the firm's approach. <br /> <br />We propose that the parking structure employ pre-cast construction. This construction type will reduce <br />the field construction time while providing an efficient and durable structure. The pre-cast construction <br />will provide galvanized hardware for connections and use of higher quality sealants for joints. It also <br />provides for better quality control of concrete placement since done under a controlled environment <br />while supervised by a quality control department. Higher quality concrete is used while providing <br />consistent concrete cover to reinforcing bars which <br />becomes an important issue in a corrosive <br />environment. <br /> <br />. <br /> <br />3. EXPERIENCE <br />a. The firm's experience with projects similar in <br />scope and size. <br /> <br />Cubellis is the Architect of Record for over fifty (50) <br />parks and recreational facilities in South Florida and <br />has seen increased volumes for the need for parking <br />structures due to space limitations and density <br />issues. This would be the firms first parking garage <br />on a park site, we view this as a tremendous <br />opportunity to showcase our design capabilities in <br />establishing a solution that blends the two elements <br />seamlessly rather than maintain the inherit contrast <br />between the two pieces. <br /> <br />. <br /> <br />- 8 - <br /> <br /> <br />cubellis. <br />
