The firm's ability to work through all necessary permitting issues. <br />MAG and its consultants have a successful track record of permitting <br />projects located in South Florida. MAG is a local firm that understands <br />the Florida Building Code and construction practices. As previously <br />mentioned, MAG's office is located about 15 minutes away from the <br />Sunny Isles Beach's Building Department. MAG has always been very <br />successful when it has had the opportunity to personally meet with the <br />various permitting officials. MAG does not retain permitting expeditors <br />and prefers to manage all permitting efforts with its own people (the <br />architects and engineers of record). The MAG team has successfully <br />obtained approvals from building, fire, and zoning boards all over <br />South Florida. MAG records all written plan check comments received <br />during the permitting process in chart form and then responds to these <br />comments on the same chart. This chart is attached to the <br />resubmitted drawings, and MAG clouds relevant portions of the <br />drawings so that building officials can quickly see where and how their <br />concerns have been addressed. Building officials and Owners have <br />complimented MAG for this type of documentation. As design <br />professionals, MAG and its consultants take responsibility for <br />compliance with building codes and will make any revisions required <br />during the permitting process at no extra charge to the Client. <br /> <br />7. PERFORMANCE ISSUES <br /> <br />a. The firm's change order history for all projects in the past two <br />years. MAG's most recent project is an eight-million dollar proscenium <br />arch theater that was competitively bid. This project is in its final <br />weeks of construction and change orders have amounted to less than <br />3.25% of the contracted price. Most of these Change Orders were <br />Owner-requested changes. Historically a very tiny percentage of <br />Change Orders on MAG projects have been due to errors or <br />omissions. MAG minimizes Change Orders by carefully defining the <br />work required, and has developed text that is used on the drawings <br />and in the Project Manuals that emphasizes and reinforces the AlA <br />Document A201 's requirements. MAG establishes Allowances (usually <br />for material costs) for items that may not have been selected at the <br />time of bidding. MAG stresses the importance of the Request For <br />Information (RFI) process during the bidding phase and puts bidders <br />on notice that the bidding period is the proper time to identify <br />discrepancies or vagueness (in any) within the documents. If no RFls <br />are generated during the bidding process, MAG approves no Change <br />Orders applicable to discrepancies or vagueness after the contract for <br />construction has been signed. MAG utilizes the submittal review <br />process as a valuable tool in the project's quality control programs. <br />MAG and its consulting engineers have multiple architects and <br />engineers on staff that cross-check its documents (an in-house peer- <br />review). <br /> <br />b.
