<br />~. <br /> <br />- Existing Land Use <br /> <br />'. <br /> <br />The City of Swmy Isles <br />Beach, located entirely on a <br />barrier island, consists of an <br />area of just over 1,686 acres. <br />About 43% of the total <br />City, or 736 acres, consists <br />of water within the canals <br />and the Intracoastal <br />Waterway. The actual land <br />area within the City is just <br />under 950 acres. The land is <br />largely developed, with only <br />3% or 50 acres remaining <br />vacant. As shown in table to the right, the predominant land use is residential, including hotels and <br />motels, accounting for 521 acres or approximately 31% of the total City area. Highway and road <br />rights-of-way acconnt for almost 150 acres or 8.9% of the total area. Business and office use occupy <br />105 acres, with the beach areas consisting of98 acres. <br /> <br />Medium to high density developments are the predominant residential structures, accounting for <br />73% of residential acreage. Low density or single family unit areas comprise 22% of the City's <br />residential acreage as shown below. The two primary <br />single family areas or neighborhoods are located at <br />Adantic Island and Golden Shores. The majority of this acreage consists of multi-tenant re~ with some integrated <br />office and service activity.
