~. - Existing Land Use '. The City of Swmy Isles Beach, located entirely on a barrier island, consists of an area of just over 1,686 acres. About 43% of the total City, or 736 acres, consists of water within the canals and the Intracoastal Waterway. The actual land area within the City is just under 950 acres. The land is largely developed, with only 3% or 50 acres remaining vacant. As shown in table to the right, the predominant land use is residential, including hotels and motels, accounting for 521 acres or approximately 31% of the total City area. Highway and road rights-of-way acconnt for almost 150 acres or 8.9% of the total area. Business and office use occupy 105 acres, with the beach areas consisting of98 acres. Medium to high density developments are the predominant residential structures, accounting for 73% of residential acreage. Low density or single family unit areas comprise 22% of the City's residential acreage as shown below. The two primary single family areas or neighborhoods are located at Adantic Island and Golden Shores. One single family dwelling unit located within the southwest portion of Adantic Island is registered with the State Division of Historical Resource Master Site file as having historical significance due to its 1920's Mediterranean Revival architecture. - .. .. - - . .. .. tilt . Business uses include four shopping centers and scattered sites located throughout various parts of the City, but primarily concentrated along the west side of Collins Avenue and adjacent to Swmy Isles Boulevard. The majority of this acreage consists of multi-tenant re~ with some integrated office and service activity. Along the west side of Collins Avenue, many commercial buildings are two stories, with retail on the first floor services and offices above. .. - - III .. 'III .. A greater number of properties within the Swmy Isles Boulevard area contain single story structures. However, this area contains a multi-story boat storage facility and a marina. .. The open space and recreation category is a combination of public, semi-public, and private areas, including four park sites, two of which are located on the Adantic Ocean. .. .. .. " Approximately 50 acres within the City remains vacant and undevdoped.
