Resources

....

In spite of its relatively small scale and limited undeveloped land, the City of Swmy Isles Beach is
blessed with important resources. The Atlantic Ocean and the Intracoastal Waterway, along with
the adjoining shoreline, are the City's largest and most important resources.

1Il!I!I

-

-

However, the City's only significant natural resource is the 8.7 acres of mangroves. This is due to a
combination of clear cutting and dredge and fill development construction methods employed in the
City prior to its incorporation. While the southeast area of the City contains a few vacant waterfront
parcels, these areas are created through natural or dredging spoil disposition. Thus, they are
essentially devoid of indigenous wildlife or vegetation species.

..

..

..

..

Surrounding Land Use

-

..

The City is bordered by development to the north, west and south. To the north, low density single
family housing in the town of Golden Beach borders the City. To the west across the Intracoastal
Waterway, the abutting land uses in the City of Aventura are generally medium to high density
residential. The City of North Miami Beach, also to the west, consists of both commercial and
medium to high density residential. The abutting areas to the south and southwest of the City in
unincorporated Miami Dade County are predominantly used for recreation and open space,
including the Oleta River State Recreation Area and Haulover Beach Park.

..

..

III

..

..

Existing Zoning

-

!IIIII

The City's zoning classifications are designed to distinguish and regulate residential and business
uses by type, density, and other physical characteristics.
