The <br />purpose of this section is to define existing conditions so that the City can attempt to identify and <br />meet projected deficits in the supply of housing, through policies that will assist the private sector. <br />The plarming time frame for the housing covers both the five year period from 1999 to 2004 and <br />the ten year period from 1999 to 2009, in accordance with Rule 9J-5.oo5(4)F.A.C. A majority of <br />the data is based on the 1990 Census. <br /> <br />As shown in the following table, 1990 Census figures reported that the City contained over 10,000 <br />housing units. This compares to about 771,000 w1its in Miami-Dade County. Ceosm <br /> <br />In 1990, a majority of 65% of the City's housing stock was constructed between the years 1970 to <br />1979. Roughly 22% of the housing stock. was at least 30 years old. Yet, roughly 12.5% was <br />constructed between 1980 and 1990. Furthermore, additional w1its are under construction or had <br />plan approval prior to the incorporation of the City. Some of the current devdopment proposals <br />include the elimination of existing multi-w1it condo devdopment along the beach. Thus, some of <br />the new units are really replacement units that will result in the proportion of units built in the past <br />twenty years continuing to increase. <br /> <br />- <br /> <br />.. <br /> <br />.. <br /> <br />.. <br /> <br />The housing stock in Swmy Isles <br />differs significandy from the stock <br />in Miami-Dade County. A <br />significant majority of the City's <br />housing units are high density <br />devdopments of fifty w1its or <br />more as shown below.
