Census

-

-

-

-

In spite of the significant differences in the types of units available, household size, and other
factors, the differences in owner and renter occupancy levels between the City of Sunny Isles Beach
and Miami-Dade County are not statistically significant. In 1990,54.2% of the units in the county
were owner occupied, while 50.1% of the City of Sunny Isles Beach's units were owner occupied.

-

-

-

1990 Census data also provided information on the estimated value of housing within the City as
shown in the table that follows. About 26% of the 1990 housing stock had an estimated value of
less than $100,000. The proportion is bdow many but not all of the Miami-Dade County Major
Statistical Areas. It is also noted that almost one-half (46.1%) of the housing units were estimated
to be valued between $100,000 and $199,999.

..

..

..

-

I~SlltlL,:(\j '\ ,:'ll~ " \,
$44,999 or less 3.1
$45,000 to $59,999 2.8
$60,000 to $74,999 3.4
$75,000 to $99,999 16.5
$100,000 to $149,999 25.2
$150,000 to $199,999 20.9
$200,000 or More 28
Total 100

Source: 1990 u.s. The table that follows immediatdy reveals that owner
occupied housing costs represent the highest proportion of income for City residents earning less
than $20,000 per year as would be anticipated and as is generally true dsewhere. Also as would be
anticipated, the higher the income the lower the proportion spent on housing.

..

-

..

Monthly Cost of Owner Occupied Units

-

..

II I" ) . ,
, j '> ' 'J .}l)', '; .
Less than 20% 0 18% 39.1% 48.1% 46%
20 to 29% 0 0 43.8% 35.2% 31%
30 to 34% 0 0 0 0 9.7%
More than 100% 82% 17.2% 16.7% 13.3%
35%
1ili~;:~L~l~~i~~mf:ji~ ill;jt~~l~~~;;~;~::i~h;:tj~li;~~~L~)=C:~jE#jitfg~~ilLZ:~l~;lg IL:~;;;;'~;_:~~:_;:;;;:;j:;::_:- :::;-_:: _:.
