Inclusive of water bodies and right-of-ways, the Coastal Management Area <br />contains approximatdy 800 acres. This section of the plan is designed to: provide the background <br />for a plan for devdopment within the coastal area that would restrict devdopment that would <br />damage coastal upland and marine resources; protect citizens from tropical hurricanes and storm <br />tides; and limit expenditures in areas and locations subject to destruction by potential natural <br />disasters. <br /> <br />.. <br /> <br />- <br /> <br />.. <br /> <br />- <br /> <br />- <br /> <br />.. <br /> <br />Existing Land Use <br /> <br />- <br /> <br />.. <br /> <br />Existing land use information was presented in verbal and table form in the Land Use Element. As <br />found in that section: <br /> <br />.. <br /> <br />- <br /> <br />./ Excluding water, 43.7% of the land is used for residential purposes. The remainder includes <br />road right-of-way (8.9% or 150 acres); business activity (6.2%); beach area (5.8%); vacant <br />parcels (3%); and parks, recreation and open space (about 1%). <br />./ About 73% of the residential category is medium to high density devdopment, with 10,800 of <br />the 11,674 units being multi-family. Some of the mid-rise and some of the established <br />waterway residential devdopments have densities ranging from 50 to 75 dwdling units per acre. <br />./ Less than 1% of the area is associated with public uses. <br />./ Approximatdy 17 acres, excluding waterways, are associated with public, semi-public and <br />private recreation and open space. <br />./ About 50 acres of land is undevdoped, with most having been cleared of indigenous vegetation, <br />except for about an 8.7 acres mangrove site situated north of Sunny Isles Boulevard on the <br />Intracoastal Waterway. <br />./ About 737 acres, or 43.7% of the coastal management area is associated with canals and the <br />Intracoastal Waterway. <br /> <br />.. <br />.. <br /> <br />.. <br /> <br />.. <br /> <br />.. <br /> <br />- <br /> <br />.. <br /> <br />.. <br /> <br />.. <br /> <br />- <br /> <br />Economic Base of the Coastal Area <br /> <br />- <br /> <br />.. <br /> <br />A significant portion of the City's economic base is direcdy rdated to the City's two most important <br />natural resources, the Adantic Ocean and the Intracoastal Waterway. The Florida Administrative <br />Code (Chapter 9J-5) defines water dependent and water rdated uses as: <br /> <br />.. <br /> <br />.. <br /> <br />- <br /> <br />. Water Dependent Uses - means activities which can be carried out only on or adjacent to <br />water areas because the use requires access to water body for transportation including ports <br />or marinas, recreation, dectrical generating facilities or water supply. <br />.
