The <br />house is representative of the 1920's Mediterranean Revival Architecture. No other governmental <br />entity has identified any other structures. <br /> <br />Shoreline Land Use Conflicts <br /> <br />Residential properties, particularly multifamily dwellings, represent the most common category of <br />shoreline land use. This fact combined with a limited supply of vacant land adjacent to the <br />Intracoastal Waterway has an adverse impact upon the opportunities to expand water dependent <br />and rdated uses. While an increase in activities such as marinas, boat storage, and recreational uses <br />may be desirable, any new such devdopments have the potential to create conflict with existing <br />residential uses. <br /> <br />New water dependent or rdated uses could be located on the vacant property on the south side of <br />Sunny Isles Boulevard. Such activity may intertwine with proposed concepts for reuse of that area <br />for new restaurant and entertainment uses in proximity to the proposed new City Hall. <br /> <br />Soil Conditions <br /> <br />The majority of the City, most of the developed area, is comprised of filled, man-made, and altered <br />urban land. Since a majority of the City is served by sanitary sewer systems and all new <br />development will be served by said systems, an analysis of soils for future septic suitability is <br />unnecessary . <br /> <br />Natural Resources <br /> <br />As a result of devdopment practices prior to incorporation of the city, most of the island's existing <br />coastal vegetation and wildlife are located on small and isolated sites within the City. Wetlands <br />contain marine and estuarine species while upland areas contain beach and dune features. <br /> <br />The City's 736 acres of water consists of the Intracoastal Waterway and Dumfounding Bay. The <br />estuary is a part of a larger tidal lagoon that receives flushing into the Atlantic Ocean through the <br />Bakers Haulover inlet to the south. The estuary varies in width from 400 feet, 200 of which is in <br />Sunny Isles Beach, at the northern end of the City to approximatdy 2,100 feet in Dumfounding <br />Bay. <br /> <br />The tides at Bakers Haulover inlet to the south are semidiurnal, with a range of 2.6 feet and a <br />maximwn vdocity in the estuary of 1 feet per second. The Oleta River and Snake Creek along with <br />storm water outfalls and groundwater seepage provide freshwater inflows to the estuary. The <br />shordine is almost completdy bulkheaded with the only remaining parcels of natural seascapes, <br />associated with the aforementioned mangroves, located in the vicinity of Sunny Isles Boulevard. <br /> <br />Sunny Isles Comprehensive Plan - Existing Condinons / Background Documents <br /> <br />15 <br />
