Keller, Inc. Street locations are approximate.

Beach and Dunes

The City's beach front along the Atlantic Ocean extends for roughly three miles with a depth of
approximately 100 feet. The land is primarily zoned RU-4A (Hotel, Apartments) with smaller
sections zoned for business. Coastal dunes have been restored in the southern section of the City in
four locations. There are no groins, sea walls, or shordine structures along the ocean frontage.

Much of Florida's coastline are troubled by negative shordine migration, meaning that more coastal
sand or beach moves out than moves back in. Two significant beach renourishment projects have
served to maintain the City's beaches. In 1988, the $15.6 million project covered 2.5 miles of beach
at a width of 110 feet. This effort, along with a 1995 project, were used to alleviate erosion
problems in Sunny Isles Beach.

Shoreline Access and Public Recreation

There are a number of access points and recreation areas within and immediatdy adjacent to the
City. These facilities include public. parks and beaches, access points, parking areas, marinas, boat
rentals, and scenic overlooks. Beach vistas and access for development5 along the east side of Collins
Avenue are required. A detailed listing of these facilities is provided bdow and on the associated
map.

Sunny Isles Comprehensive Plan - Existing Conc:Iinons I Background Documents

18
