The City shall adopt development incentives and parking infrastructure <br />improvements that will foster and encourage redevelopment of the commercial <br />areas adjacent to Sunny Isles Beach Boulevard. <br /> <br />12B. Develop and implement design guidelines for building facades, landscaping and <br />signage in the Sunny Isles Boulevard area and throughout the City. <br /> <br />12C. Identify potential improvements to transform Sunny Isles Boulevard into an <br />attractive gateway into the City. <br /> <br />12D. Develop -and implement design guidelines that will require attractive on-site <br />parking facilities and shared parking where practical, in conjunction with <br />commercial developments. <br /> <br />12E. Adopt architectural and sign design guidelines to ensure that future <br />development along Sunny Isles Blvd. is consistent with the proposed <br />Government Center. <br /> <br />Objective 13 <br /> <br />The City shall encourage the redevelopment of the commercial areas on the <br />western side of Collins Avenue to create a pedestrian-oriented shopping <br />environment to support quality tourist and seasonal residential development east <br />of Collins Avenue. <br /> <br />Policies <br /> <br />13A. Adopt and implement architectural design guidelines that will result in the <br />creation of a pedestrian-oriented shopping environment along the west side of <br />Collins Avenue. <br /> <br />13B. Adopt and implement design guidelines that will require the use of parking <br />structures in conjunction with commercial development and redevelopment. <br /> <br />13C.
