<br />increase in F.A.R. granted in accordance with Section 703.9.7, 1), a)-d) up to a <br />maximum density of eighty (80) dwelling units per acre. <br /> <br />b) Affordable Housing Density Bonus: The maximum dwelling unity density with <br />bonuses as provided in 3) a) above may be increased by five (5) units per acre to <br />a maximum of 85 units per acre provided the dwelling units achieved through <br />this bonus comply with the affordable housing provisions of the Housing <br />Element of the adopted Sunny Isles Comprehensive Plan. <br /> <br />c) Apartment-Hotel Density Bonus: The maximum apartment-hotel unit density <br />may be increased by one (1) unit per acre for each two hundredths (0.02) <br />increase in F.A.R granted in accordance with Section 703.9.7, 1), a)-d) up to a <br />maximum density of one hundred twenty five (125) units per acre. <br /> <br />4) Maximum Height: The maximum height of a building shall be fifty-five (55) feet <br />above the centerline of the street for sites that have a property line contiguous with <br />and R-1 or R- TH District. That portion of a building within one hundred (100) feet of <br />an RMF zoned property shall be limited to three (3) feet of building height over thirty <br />five feet above grade for every one (1) foot of distance from the RMF district. The <br />maximum height shall not exceed 190 feet. <br /> <br />5) Lot Coverage: The total lot coverage pennitted for all buildings, including parking <br />on the site shall be eighty (80) percent. <br /> <br />6) Minimum Setbacks: <br /> <br />Front - Minimum of twenty-five (25) feet; <br /> <br />Rear - Minimum of five (five) feet. except where the building abuts a residential <br />district, the setback shall be fifteen (15) feet. <br /> <br />Side - Minimum ten (10) feet._except where the building abuts a residential district, <br />the setback shall be fifteen (15) feet. <br /> <br />6) Minimum Lot Width: One Hundred (100) feet. <br /> <br />7) Landscaped Open Space: A minimum of twenty (20) percent of the lot area shall be <br />landscaped and improved with pedestrian walkways, courtyards, street furniture, <br />lighting and plantings <br /> <br />8) Minimum Lot Area: <br /> <br />10,000 square feet. <br /> <br />703.10 Town Center Overlay (TCO) <br />See Ordinance No. 2001-144. <br /> <br />Sections 704 through 709.
