<br />711.8 Screen Enclosures. <br /> <br />Screen enclosures shall be permitted in all residential zoning districts, subject to <br />the following: <br /> <br />(a) No screen enclosure shall be pennitted in the required front yard or within <br />utility, drainage or access easements; <br /> <br />(b) No screen enclosure may be converted to an enclosed structure unless the <br />converted structure would comply with all standards of the applicable <br />zoning district; and unless all required approvals and permits are obtained. <br /> <br />(c) Screen enclosures with a screen roof shall meet the following setback <br />requirements: <br /> <br />1) The side yard or side street setback shall be the same as the <br />structural setback requirement of the zoning district; and <br /> <br />2) The rear yard setback shall be a minimum six feet from the rear lot <br />line; and <br /> <br />(d) Screen enclosures with a solid roof shall meet the following setback <br />requirements: <br /> <br />1) The side yard or side street setback shall be the same as the <br />structural setback requirement of the zoning district; and <br /> <br />2) The rear yard setback shall be 15 feet or the same as the structural <br />setback, whichever is less. <br /> <br />711.9 Swimming Pools and Spas. <br /> <br />711.9.1 General requirements. Swimming pools and spas shall be permitted in <br />all residential zoning districts, subject to the following: <br /> <br />a) No swimming pools or spas shall be permitted within the required <br />front yard area, or within utility, drainage or access easements. <br />Swimming pools shall be required to have a safety barrier. <br /> <br />b) Aboveground pools and spas, which exceed 48 inches in height, must <br />meet all structural setback requirements. <br /> <br />c) The following setback requirements shall apply to swimming pools <br />and spas: <br /> <br />1) The side yard or side street setbacks to the water's edge shall be <br />two feet plus the required side yard or side street structure <br />setback. <br /> <br />city of Sunny Isles Beach-Land Development Regulations <br />Adopted December 10, 2002 <br /> <br />ZONING DISTRICTS 700 - 44 <br />
