<br />(a) 12 feet above grade for non-cut-offtype luminaries, and <br /> <br />(b) 30 feet above grade for cut-off type luminaries. <br />1103.6 Street Lighting. <br /> <br />A street lighting system shall be provided in all land development projects with <br />public or private streets. All street lighting shall be installed according to standards <br />established by the City or County. <br /> <br />1104. Wetlands Preservation Standards <br /> <br />1104.1 Confonnance with applicable regulations. Prior to the development of land, <br />including land clearing and excavation operations, having potential wetlands soils <br />a determination shall be made by the appropriate jurisdictional agencies as to the <br />presence of jurisdictional wetlands. If it is determined that jurisdictional wetlands <br />are present the property owner shall be required to comply with all agency <br />requirements regarding the protection and mitigation of wetlands on the property <br />as part of any City issued development order. <br /> <br />1105. Coastal Tidal Water Standards. <br /> <br />1105.1 Conformance With Applicable Regulations. <br /> <br />Prior to the development of land or the issuance of any development permit for <br />construction immediately adjacent to any tidal waters, the property owner or their <br />representative shall be required to obtain approval from Miami-Dade County <br />Environmental Resources Management and all other applicable agencies. <br /> <br />1106. Surface Water Management Criteria. <br /> <br />1106.1 Conformance With Applicable Laws. <br /> <br />All structures or land shall be developed, used or occupied such that surface water <br />is managed in conformance with the following laws, rules and regulations: <br /> <br />(a) Chapter 24, Miami-Dade County Code, as amended from time to time. <br /> <br />(b) Chapter 40-E, as amended, Florida Administrative Code, "Rules of the South <br />Florida Water Management District." <br /> <br />(c) Florida Building Code, as amended. <br /> <br />1107. Compliance with Comprehensive Plan. <br /> <br />1107.1 Compliance Required. <br /> <br />No development activity may be approved unless it is found that the development is <br />consistent with the requirements in the Comprehensive Plan. <br /> <br />City of Sunny Isles Beach-land Development <br />Adopted December 10,2002 <br /> <br />Chapter 11 - DEVELOPMENT STANDARDS 1100- 12 <br />
