<br />"Development Approval, Development Order or Development Permit" shall mean any <br />building permit, site plan approval, conditional use approval, temporary use permit, <br />subdivision approval, change of land use district boundary, plan amendment, or any <br />other official action to grant, deny or grant with conditions, issued by any official, <br />commission, or board of the City having the effect of permitting development. See <br />also F.S. ~ 163.3164. <br /> <br />"Development Parcel" shall mean a parcel of land and water used for residential or non- <br />residential structures, accessory structures, utilities, rights-of-way, easements, <br />agriculture, open space and other public or private uses. <br /> <br />"Dish Antenna" See Antenna dish. <br /> <br />"Divided Roadway" shall mean a street where the opposing directional lanes of traffic are <br />separated by a median or center turn lane. <br /> <br />"Drive-through or Drive-thru" shall mean a facility designed to accommodate pickup of <br />food, merchandise or services by a motor vehicle momentarily at rest in a driveway <br />expressly designed for that purpose. <br /> <br />"Duplex Unit" shall mean two dwelling units connected by a one-hour or greater me- <br />resistant wall. <br /> <br />"Dwelling Unit(s)" shall mean a house, apartment, or condominium unit, trailer, group of <br />rooms, or a single room intended for occupancy as separate living quarters with <br />direct access from the outside of the building or through a common hall and with <br />complete kitchen facilities for the exclusive use of the occupants, including rental <br />units contained in a muhi-unit structure or complex which are licensed by the State <br />Department of Business Regulation, Division of Hotels and Restaurants, as <br />"apartments", "time share apartments", "apartment-hotels", "rental condominiums" <br />and "retirement housing". <br /> <br />"Emergency" shall mean any occurrence, or threat thereof: whether accidental or natural, <br />caused by man, in war or peace, which results or may result in substantial injury or <br />harm to the population or substantial damage to or loss of property or public funds as <br />declared by the City Manager or designee. <br /> <br />City of Sunny Isles Beach-Land Development Regulations <br />Adopted December 10,2002 <br /> <br />CHAPTER 2 - Definitions & Rules or Construction 200- 10 <br />
