<br />"Open Space" shall mean any area of land and/or water, which is open and unobstructed <br />from the ground to the sky including wetland mitigation areas and areas maintained <br />in a natural and undisturbed character. Open space shall include private parks, <br />bufferyards, landscaped yard areas and common landscaped areas. Open space shall <br />also include bicycle and pedestrian paths external to a development parcel Open <br />space shall not include submerged areas below the control water elevation (exclusive <br />of wetland areas), or areas covered with buildings, parking areas, driveways and <br />other paved areas not associated with pedestrian use and recreational activities. <br /> <br />"Outdoor Lighting" shall mean any light source that is installed or mounted outside of an <br />enclosed building, excluding streetlights within a right-of-way. <br /> <br />"Owner" shall mean any part owner, joint owner, tenant in common, tenant in partnership, <br />joint tenant or tenant by the entirety with legal or beneficial title in whole or in part <br />of a building or land. <br /> <br />"Parcel" shall mean a lot or contiguous group oflots or tract ofland owned and recorded as <br />the property of the same person or persons or controlled by a single entity and <br />usually considered a unit for purposes of development. <br /> <br />"Park" shall mean an area permanently devoted to recreational uses and generally <br />characterized by its natural, historic, or landscaped features, and used for either or <br />both passive and active forms of recreation designed to serve the residents of a <br />neighborhood, community or region. <br /> <br />"Parking Area" shall mean an area or areas of land or a building or part thereof which is <br />provided and maintained upon the same lot or lots upon which the principal use is <br />located for the purpose of storing vehicles. <br /> <br />"Parking, Off-Street" shall mean the on-site parking allotment required for a given property <br />based on a specific use or uses conducted thereon. <br /> <br />"Parking, Shared" shall mean the provision of a parking space(s) that is credited towards <br />meeting code required peak use parking for more than one use on a parcel due to <br />peak parking demands for different uses on the same parcel occurring at significantly <br />different time periods. <br /> <br />City of Sunny Isles Beach-Land Development Regulations <br />Adopted December 10,2002 <br /> <br />CHAPTER 2 - Definitions & Rules of Construction 200- 18 <br />
