<br />Section 508: Administrative Site Plan Review. <br /> <br />508.1 Required. Except as provided in section 508.3 below, application for site <br />plan approval for all developments shall be submitted to the Department of <br />Zoning, Planning and Building for review and approval prior to the <br />issuance of building permits. The Department of Zoning, Planning and <br />Building shall evaluate the site plan as it relates to conformance to the <br />LDRs and Comprehensive Plan, and shall consider internal site vehicular <br />circulation, ingress and egress, conformance with the character of the <br />surrounding area, general layout of the site, architectural design of the <br />structures, and whether the development as presented will enhance the <br />quality of life in the City of Sunny Isles Beach and promote the health, <br />safety and welfare of its citizens. Site plans shall be submitted to the City <br />Commission for final consideration at a pubic hearing in accordance with <br />the procedures set forth in Section 501 herein above. <br /> <br />508.2 Application Required. Application for site plan review and approval shall <br />be submitted to the City in writing by the property owner or authorized <br />representative on forms provided by the Department of Zoning, Planning <br />and Building. A fee as established by the City Commission shall be paid <br />by the applicant. <br /> <br />508.3 Exempt Development. The following activities shall not require <br />submission of a site plan pursuant to this section: <br /> <br />a. The deposit and contouring of fill on land. <br /> <br />b. Construction of a single-family home on an existing single-family lot. <br /> <br />c. Construction of a single residential duplex on an existing residential <br />duplex lot. <br /> <br />d. Land clearing activity done in compliance with a valid land-clearing <br />permit issued pursuant to the LDR and a City engineering permit. <br /> <br />e. Demolition. <br /> <br />f. Storage sheds on single-family residential lots, gazebos and tiki huts <br />provided all other requirements of these LDRs are met. <br /> <br />508.4 General Site Plan Application Requirements.
