<br />Section 511: Certificates of Occupancy. <br /> <br />511.1 Pur,pose and Effect. No new building or structure shall be used or occupied <br />unless and until a certificate of occupancy or completion has been issued <br />by the Building Department. No addition or structural alteration to any <br />existing building or structure, other than a single-fiunily detached dwelling, <br />shall be used or occupied until and unless a certificate of occupancy or <br />certificate of completion has been issued by the Building Department. No <br />new non-residential use, and no change in the occupancy of an existing <br />non-residential use, shall be established until and unless a certificate of <br />occupancy or completion has been issued by the Building Department. <br /> <br />511.2 Standards and Review. A certificate of occupancy shall be issued only <br />after the premises have been inspected and found to comply with the <br />building code and all applicable standards and requirements for the zoning <br />district in which it is located, and that the use or structure conforms to the <br />plans and specifications for which the building permit was issued. <br /> <br />511.3 Action by BuiJdinf Department. The certificate of occupancy or <br />completion shall be issued, or notice shall be given to the applicant <br />specifying the reasons a certificate of occupancy or completion cannot be <br />issued, no later than 14 days from the date the application is made by the <br />qualified permit holder requesting issuance of certificate of occupancy or <br />completion. No certificate of occupancy or completion shall be issued until <br />all required City and County departments have approved all inspections. <br />The certificate of occupancy or completion may be issued in the following <br />forms: <br /> <br />511.3.1 Partial Certificate of Occupancy. A certificate of occupancy for <br />less than the entire built-out space in any given project may be <br />issued, provided that basic life safety concerns have been provided <br />for and that all requirements of the development order and the <br />building code are satisfied. <br /> <br />511.3.2 ConditionaVfenworary Certificate of Occupancy. In situations <br />where the Chief Building Official or his designee determines that <br />life-safety concerns are not at issue, a certificate of occupancy <br />conditioned upon the completion of specific enumerated items may <br />be issued. <br /> <br />city of Sunny Isles Beach-Land Development Regulations <br />Adopted December 10,2002 <br /> <br />CHAPTER 5 - Development Review 500-35 <br />
